Sun Ridge Apartments was built in 1964-1965 and Community HousingWorks purchased the property on the open market with no use of City or State funding in August 2017. The 5.74 acre, 198-apartment community, was renovated using 4% tax credits in 2000 and then resyndicated in 2017. When CHW purchased the property, the buildings (which highlight a Mid-Century architecture) and courtyards were well past their useful life creating the need for a substantial rehabilitation. The renovations included extensive interior and exterior improvements creating a sense of pride among the community. The rehabilitation commenced on September 2017 and completed in October 2018.
Further, the City of Concord has identified, in the Concord 2030 General Plan, Downtown Concord Specific Plan, and Concord Housing Element, the types of projects they would like to see preserved and restored, and this project fits that mold. The fact that Sun Ridge Apartments' rehabilitation was funded without tapping into any of the City of Concords’ available housing funds is a victory because that money can now be spent on other, equally impactful, multi-family affordable housing projects advancing the City’s goals.
Sun Ridge Apartments is a showcase of CHW’s commitment to green design and sustainable living. The development includes several sustainable living upgrades and technologies including a resident organic garden, solar thermal hot water heating and the installation of a new “cool” roof with high solar reflectance to regulate heat and reducing need for air conditioning. In addition, all building materials utilized healthy materials to improve indoor air quality and energy efficiency. Sun Ridge is also a smoke free zone. These upgrades garnered the property a 29.5% improvement in site wide energy efficiency. Moreover, during construction through the GREEN HALO recycling program we recycled a total of 229.58 tons of construction debris amounting to 90% of all debris the project generated and reduced greenhouse gases equivalent to 2,051 vehicles taken off the road.
