La Costa Paloma is an inclusionary, affordable multifamily rental development that overlooks the forth fairway of La Costa Resort, a world class PGA golf resort. This large-scale development of 180 apartments on 13 acres is seamlessly integrated into the prestigious 3,600 unit upscale master planned community of The Villages of La Costa.
CHW acted as the lead project manager/developer for entitlement, design, finance and construction, in a partnership with Mercy Housing. This inclusionary housing project was required to satisfy the demanding design, financial, and timing requirements of both the City of Carlsbad and the partnering master developer. CHW brought together an experienced team which used cost-effective design to match the quality of the surrounding luxury community. The building type is two- and three-story, wood frame with tuck-under and at-grade parking.
La Costa Paloma’s design and architectural details provide controlled spaces for children to play and accommodates large community events on the expansive lawn. The community building provides a gathering place for residents and hosts CHW’s signature Learning Center programs where CHW resident services coordinators offer access to state-of-the-art computers and educational programs.
