Mission Cove Senior Apartments
Over several years, the City of Oceanside and the community developed a Vision Plan for mixed-use development of 288 affordable apartments and small commercial parcel on a 14.5 acre site that the City purchased on Mission Blvd. After a Request for Qualifications process in 2010, City Council unanimously selected Community HousingWorks (CHW) and National Community Renaissance (CORE) as co-developers.
National CORE will act as master developer responsible for coordinating the design process, site preparation, building and owning two housing phases containing 150 family apartments, 10,000 sf retail space and common amenities, while CHW will partner in the overall design process, then independently build and own 138 seniors apartments. The design must account for difficult soils, complex drainage and the preservation of archeological artifacts that must be left in situ. The apartments will include Universal Design and obtain a LEED certification. Healthy living will be encouraged with amenities such as an organic garden, walking path and other outdoor activities. The senior building will be 3-4 stories and will include community space including a computer room, library, wellness rooms, garden courtyard, roof terrace, and surface parking.
